Beyond Shelter, Inc. (BSI) has extensive experience in affordable and mixed-income housing development. Over the years, we have participated in the planning, financing, and development of more than 50 housing projects, encompassing over 1,600 units. These projects range from rental to for-sale housing and include both new construction and substantial rehabilitation efforts.

BSI takes a comprehensive approach to project development. We secure construction, permanent, and gap financing, attract investors to provide necessary equity, and actively negotiate, structure, and close complex financial transactions.

Our expertise lies in leveraging key funding sources, including Low-Income Housing Tax Credits (LIHTC) and Housing Incentive Funds (HIF). We have successfully navigated competitive applications to secure these resources for non-profit, for-profit, and housing authority clients.

Collaboration is at the heart of what we do. BSI frequently partners with community-based organizations to bring affordable housing projects to fruition. As a co-developer, we handle the complexities of project financing, secure lenders and investors, develop operating proformas, coordinate with architects and engineers, monitor construction, manage construction draws, and assist with initial lease-up. Our goal is to allow our community partners to focus on their clients while we bring our development expertise to the table.
